Completely renovated upstairs bathroom, Hot Tub installed, rebuilt back deck, added 2nd back deck, 50% new floors installed, new hot water tank, new kitchen appliances (Stove, Fridge, dishwasher), new counter tops, new basement shower, new baseboards (heater).
In 2010:
Levelled front yard, new grass. Fenced back yard, New front deck, front eavestroughs, refreshed 2 rooms (Paint/base board/sockets/Lights).
Rented out from 2013-2016 for approximately $1350/month (Heat/electricity included). Electricity+Heat = approximately $250/month, equal payments. Yard uncared for, starting to restore yard as of 2016.
2016: Converted 3 bedrooms into BNB status. Septic Tank pumped, inspected, and easier access built. Minor landscaping and dangerous trees fell. Downstairs bathroom completely gutted, expanded and rebuilt, new hot water tank, new kitchen ceiling fan/lights. Repaint downstairs room, new vinyl flooring + new paint, general repairs and upkeep. As of August 20th, vinyl flooring purchased for replacing all remaining carpets upstairs, to be installed by September 2016, Roof assessed/quoted, and scheduled for replacement September 2016. Started Airbnb late June, able to make approximately $800 per room (more than $50/room/night) during summer months - without advertising beyond AirBNB, including blocked out times to have friends visit. Possible maximized bookings if we used bookings.com, but did not want to take away or distract from our other work/education. Currently only booking 2 rooms through Air BNB at this time.
