Real Estate in Windsor can be described as being very affordable, especially for a larger Canadian city. When compared to rural Saskatchewan, property is not a bargain, but when compared to Vancouver, Toronto, or Calgary, buying real estate is considered cheap. A new 3 bedroom home with a 2 car garage can be found within the city of Windsor for less than $180K. By most Canadian standards this is a very good price. If you are inclined to spend what you would in other hotter markets you can purchase a Victorian masterpiece or a 3 storey brick monster for less than $400K. Windsor is roughly 370 kilometres, or about 4 hours drive, from Toronto and is directly south of Detroit, MI. The Detroit River, flowing between Lake St. Clair and Lake Erie, separates the two cities, which many would consider to be one metropolitan area. Windsor is home to many neighborhoods that were once considered towns or cites in themselves. Some of these districts include: Sandwich, Ford City, Walkerville, Ojibway and Riverside. The current population of Windsor is now over 215,000 people. Some major industries for the city include manufacturing, education, and tourism. The University of Windsor and St. Clair College are major post secondary institutions in the city. The Ambassador Bridge connects Windsor to Detroit. This international connection is the largest border crossing by trade volume in North America. The connection between Canada and the USA is a boon to the local economy, but also an intrusion. Heavy truck traffic has forced the city to consider building a second span about 8 kilometres from the original, perhaps diverting potential yield. Casino Windsor is a large tourist draw for the city. Built in the mid 1990’s the casino is the playground of Americans looking for cheap Canadian getaways. Windsor real estate is not as volatile as other larger Canadian markets. The current downturn in manufacturing will hurt the city, perhaps pushing property values down. In the long run Windsor is a great place to buy real estate, as the prices are reasonable and in 10 years people will be clambering to the city.
