Real Estate in Surrey is among the most expensive in Canada. Existing single-family homes start around the $400K mark. If you are interested in new construction be prepared to spend $500K. Older homes often have large yards, up to half an acre. New homes, unless you are spending one million plus, have very small yards, what people like to call postage stamps. The huge influx of people into the lower mainland has driven up home prices, much the same as surrounding locales of Langley, Vancouver, Burnaby, and Delta.

Vancouver is about a 45 minute drive, or 40 kilometres, from Surrey, depending on traffic of course. To the north of Surrey are the cities of New Westminster and Port Coquitlam, to the west are the cities of Delta and Richmond, to the east is the city of Langley, and to the south is White Rock and the US border at Blaine, WA. Surrey is essentially made up of several different town centres: South Surrey, Cloverdale, Newton, Guildford, Whalley, Fleetwood, and some would include the city of White Rock.

Surrey has become the second most populous city in British Columbia, with over 400,000 people, by being a bedroom community for Vancouver. The need for homes made Surrey a very popular place to live, and then growth of the city brought in new manufacturing industry. Areas of Surrey are still heavily occupied by agriculture, and the lower mainland climate and soil are great for growing crops of all kinds, but urban sprawl is pushing back agricultural land use at an alarming rate.
